Chino Goes With Modular Construction

Recently, 3 brand new homes were built on G Street in Chino, CA  by a local Non Profit housing developer. These homes are 3 bedroom 2 bath and Craftsman style, one story homes that feature many energy efficient items, for example solar energy . The homes are unique in that they also feature a front porch and an attached garage. These homes were built with the modern construction technique known as modular construction also known as prefab homes. The homes are built in sections( modules) in a modular factory and include framing, electrical, plumbing, HVAC, drywall, paint, toilets, cabinets, flooring , windows, exterior cladding, roof  and appliances. Homes built with modular construction are built with the same materials as a site built home – although they have up to 30% more lumber than a site built homes, thus making modular homes stronger. Resistance has come in a litany of perceptions, from inferior quality that conjures visions of mobile homes to the belief that standardized designs leave little or no room for customization to fear that workers’ jobs will be axed. But Frank Baker pushes back. Multi Family Housing Market Gains

The modular or prefab construction method brings manufacturing processes to residential building. According to the U.S. Census Bureau, the use of modular construction in single-family residential has held steady for the past five years at 2% of the completed single-family housing units each year. In multifamily construction, modular is joined by panelized construction to account for between 2% and 7% of completed rental units built annually over the last five years. The Census Bureau describes a panelized process as one where a builder joins preassembled components at the job site. With modular construction, builders assemble fully completed building sections at the site. BIGGER PROJECTS, BIGGER SAVINGS While modular construction in multifamily isn’t on a strong growth trajectory, it is increasingly used on larger and larger projects.
